White Stains on Chimney Brick: What Efflorescence Can Tell You
White powdery staining on brick can look like paint overspray or mineral dust. Often, it is efflorescence—salts left behind when moisture moves through masonry and evaporates at the surface.
The stain itself is usually less important than the question it raises: where is the moisture coming from?
How efflorescence forms
Brick, mortar and other masonry materials contain soluble salts. Water moving through the material can dissolve some of those salts and carry them toward the surface. When the water evaporates, the salts remain as a white deposit.
It is a moisture clue, not a complete diagnosis
Possible moisture paths include:
- Cracks in the crown
- Open mortar joints
- Absorptive masonry
- Failed flashing
- Missing or damaged caps
- Condensation inside the system
- Water entering from another roof detail
Cleaning the white deposit without investigating the moisture source may only improve appearance temporarily.
Efflorescence versus spalling
Efflorescence is a surface deposit. Spalling is physical deterioration where brick faces flake, pop or break away.
They can occur in the same wet chimney, but they are not the same problem. If brick is losing material, the masonry deserves closer evaluation.
Avoid sealing moisture in
The National Park Service cautions that inappropriate coatings can create masonry problems by trapping moisture. A chimney should not simply be covered with a non-breathable sealer because it looks wet.
Water management starts with repairing defects and then choosing treatments appropriate for the masonry.
When to schedule an inspection
Have the chimney evaluated when white staining is new, worsening, widespread or accompanied by cracks, interior leaks, spalling or rusted components.

Can I wash efflorescence off?
Surface cleaning may remove the deposit, but it will often return if moisture continues moving through the masonry.
Does efflorescence mean the chimney is structurally unsafe?
Not by itself. It is a moisture indicator and should be considered along with cracks, spalling, movement and other conditions.
Will waterproofing stop white stains?
Only if the actual water-entry problems are addressed and the treatment is appropriate for the masonry.
