Should You Get a Second Opinion on an Expensive Chimney Repair?

A chimney estimate can move quickly from routine maintenance to a repair worth thousands of dollars. When that happens, asking for a second opinion is reasonable—especially if the recommendation is extensive, poorly documented or difficult to understand.

A second opinion is not automatically an accusation

Two competent professionals can sometimes recommend different repair paths because they use different materials, scopes or priorities. The goal is to compare the underlying diagnosis, not simply to find the lowest number.

Ask for evidence first

Before scheduling anyone else, request documentation of the original findings:

  • Photos of damaged masonry
  • Camera images of flue defects
  • Location of cracks or open joints
  • Explanation of water-entry points
  • Identification of components proposed for replacement
  • Why repair is insufficient if rebuild is recommended

A large proposal should connect the price to specific conditions.

Compare scope, not just totals

One estimate may include crown work, flashing and waterproofing while another includes only masonry. One liner proposal may involve a different product or preparation scope than another.

Put the work side by side before deciding one company is “cheaper.”

Ask what is urgent and what can wait

A useful inspection separates safety or active-damage concerns from routine maintenance and optional improvements.

Homeowners should be able to ask:

  • What needs attention before I use the fireplace?
  • What should be repaired to stop ongoing water damage?
  • What is preventive maintenance?
  • What can reasonably be monitored?

This prevents every finding from being treated as the same level of urgency.

When a second opinion is especially valuable

Consider one when:

  • A full chimney rebuild is recommended
  • A liner replacement is proposed without clear interior documentation
  • Multiple expensive repairs appear after a very short inspection
  • The explanation relies on fear rather than evidence
  • The scope is difficult to understand
  • You are being pushed to sign immediately

The cheapest answer is not automatically the right one

A second opinion should help you understand the problem better, not simply validate the answer you wanted to hear. If two independent inspections document the same defect, that agreement is meaningful.

Will a chimney company be offended if I get another estimate?

A professional recommendation should be able to stand on clear documentation and explanation.

Should I show the second contractor the first estimate?

You can, but if you want an independent diagnosis, consider letting the second inspector evaluate the system before discussing the prior scope.

What matters more than price?

Diagnosis, scope, materials, access, workmanship expectations and whether the recommendation actually addresses the cause.
